What’s the Typical Timeline and Cost for Closing a Sale in San Diego Now?

Let’s be honest—when it’s time to sell your home in San Diego, the first thing most people want to know is: how long will it take, and what will it cost? I’ve helped clients across San Diego County sell successfully in every kind of market, and I can tell you this: having a clear roadmap makes all the difference.

Right now, most homes are closing in about 30 to 45 days from the time we go under contract. Once a buyer’s offer is accepted, here’s how the process generally unfolds:

Days 1–5: Escrow opens, the buyer deposits earnest money, and you deliver disclosures.

Days 5–10: Inspections take place, and we negotiate repairs if needed.

Days 10–21: Appraisal is completed, and the buyer’s loan moves through underwriting.

Days 21–30: Buyer removes final contingencies.

Days 30–45: Closing day! Loan documents are signed, funds are wired, and title transfers.

If your home is tenant-occupied, in a trust, or has unique characteristics (luxury, coastal, etc.), the timeline can shift slightly. That’s where I step in to keep things on track and manage expectations.

Let’s Talk Costs

Sellers in San Diego typically pay 6%–8% of the sale price in closing costs. These often include:

Real estate commissions (5%–6%)

Escrow and title fees (about 1%)

San Diego transfer tax ($1.10 per $1,000 of sale price)

HOA document fees (if applicable)

Optional home warranty

For example, if you’re selling a $1,000,000 home, expect closing costs of around $60,000–$80,000. When we meet, I’ll prepare a custom net sheet so you know exactly what to expect—no surprises.
